Terms and Conditions

Payment:
A non-refundable deposit of £100 per week is required with each booking in order to secure the cottage. Full payment of the balance including the security deposit to be received six calendar weeks prior to the commencement date of your holiday. If you are booking less than six weeks prior to the commencement date of the holiday then the full payment is required at the time of booking. Late payment for any reason will entitle us to re-let the property for those periods. If we have not received full payment by the time of the holiday then the keys will not be made available to you.

A refundable security deposit of £100 is charged with the full invoice. This will be refunded to you within 4 weeks of the last day of your booking, providing there are no breakages and the property has been left in a reasonable condition. If the property has not been left in a reasonable condition a minimum charge of £30 will be deducted to cover cleaning costs.

Cancellation by us:
If for some unforeseen reason we have to cancel your reservation then all monies paid, including the deposit, will be refunded in full. This will only be considered an option in exceptional circumstances.

Cancellation by you:
If you have to cancel your reservation prior to the full payment at six weeks then the deposit will be forfeited, unless both parties agree to rearrange the reservation for an alternative date.

If you cancel within the six weeks prior to the start date then a cancellation fee of 50% will be charged. If, however, it is possible to re-let the period booked then a full refund will be given, except for the £100 per week non-refundable deposit.

Your responsibilities:
Letting periods commence from 4pm on the date of arrival and finish at 10am on the date of departure. Changeover day is Saturday.

You are requested to leave the property in the same condition and state of cleanliness as which it was found.

Any damages should be notified to the owners and either replaced or paid for. Anything not replaced or notified will be deducted from the security deposit after the holiday. For any damages of amounts greater than the security deposit, an invoice will be produced and payment must be made immediately.

A store of basic kitchen essentials is kept in the property and you are welcome to help yourselves to anything there. All we ask is that you replace anything that runs out and leave things as you found them.

Rubbish:
There are no refuse collections in this part of rural France. The nearest waste point and glass recycle point is a pair of skips on the way into Le Mesnil Boeufs going towards Isigny le Buat.

Our responsibilities:
Everything possible will be done to maintain the high standard of the cottage and site in general. Should an unforeseen circumstance arise, for which the owners have little or no control, the owners will do everything feasible to correct the situation. In the unlikely event that such a situation has occurred, the owners do not accept any form of responsibility and therefore no claims can be made against them.

Pets:
Only well-behaved pets will be accepted by prior arrangement. You will be liable for any damage caused to the property or the site by your pet.

Pets are not allowed onto beds or furniture and must not be left unattended in the property at any time. Pets must be supervised in the garden at all times, not allowed to wander outside the garden and interfere with local livestock.

All mess created by your pets must be cleared and taken to the local refuse bins.
